West Roxbury Single-Family Home Prices: Chart of the Week

Something about this neighborhood always feels under priced and under appreciated by the Greater Boston public.  In recent months, in seems West Roxbury is getting some more of it’s well deserved attention from buyers.  Prices made a big jump in 2014, going from average price in the mid $400,000’s to pushing well into the $500,000’s earlier this year.

Below is the average sale price of single family houses in West Roxbury.  The blue line is the average price, the red line is the 4 month moving average.

So, what is next?

This year started with a lower average price, which is common in the winter months.  Whether pushing the average past the $550,000 point or reverting closer to 2013 numbers remains to be seen.

At this moment there are 19 houses on the market, which gives an absorption rate of about 5 weeks, which is not much inventory.  (The absorption rate is the length of time it takes to sell all current inventory.  It is calculated using the last six month of sales data).  The average listing price of those houses is $615,900.  These two pieces of information lead me to believe there will be another spike in single family home prices in West Roxbury this year.

Home Prices in West Roxbury MA: 02132

Located in the South-Western most post of Boston, West Roxbury is sometimes believed to be a suburb.  As a local resident, I enjoy reminding people I am indeed a Bostonian!

It is easy to see why many think it is a suburb – tree lined streets, single family and two family houses dominate the neighborhood, and everyone has a little bit of lawn to enjoy.  The streets are tame and the traffic moves. Bellevue Hill and the Highlands are home to colorful Victorians and expansive Colonials.

West Roxbury has been an attractive choice for young families in need of an easy commute into the City by car or train.  And now this has put much pressure on home prices.

Below find a chart presenting the median prices of single family homes for sale in West Roxbury for the past three years.  Prices are clearly on the sharp rise.

The natural forces of supply and demand are at play.  Below you’ll find a chart of the inventory of houses for sale, in the past three years.  The lack of housing is obvious.  This puts further pressure on home sales as sellers feel comfortable asking for higher prices when they have no competition.

What to expect will happen to home prices in West Roxbury MA this Spring?  I expect the sharp rise will be tapered as more home owners sell their home this Spring.  Yet, I still don’t believe demand for housing will be fully satisfied by inventory, as this neighborhood will continue looking more and more attractive to young families.

West Roxbury House Prices: Steadily Rising

West Roxbury’s real estate market is not known to be “hot”, but prices have risen steadily.  The chart below shows median house prices for the past three years in West Roxbury.  You see the obvious dips during the slow winter months.  Compared year-over-year, this past week median listing price was $442,000, and $424,000 on the third week of November 2012.  Same time in 2011, median price was $389,000.  That’s a not-so-shabby 4.2% increase the past year alone.

Sure West Roxbury doesn’t have the frenzy of Brookline or Jamaica Plain, but I see a healthy and sustainable housing market.  As more young families are priced out of Newton and Needham, this little neighborhood will become more desirable.  Boston’s commitment to public school improvement will help.

Three West Roxbury Houses Priced in the $400,000’s

There are 55 houses on the market in West Roxbury, 19 of them are priced in the $400,000’s.  To make your West Roxbury house Bellvue Hill Housesearch a bit easier I’m reviewing three homes in superb locations worth a look.

9 Park Street, $469,000.  New to market, this is a 4 bedrooms, 1.5 bath home of approximately 1700 sf.  Beautiful located in the Highlands, 9 Park Street is surrounded by grand historic homes just a short walk from Centre Street.  It’s a red house, situated on a corner lot.  The house has a wood burning fire place in the large living room, an oversized dining room and big kitchen.  You’ll need to pass through the half bath to access the door to the back yard.  Four well proportioned bedrooms upstairs, and a walk-up attic suitable for storage.

The basement looks as if it was finished many years ago and can probably be easily restored to a usable living space.  The rest of the home needs a facelift, cosmetic updating throughout.  You’d have to paint the house immediately, the kitchen and bath renovations will be necessary in the coming years, but the house is livable as it is.   For a classic home in a convenient and prestigious area, this is a great choice, but only if you don’t mind investing some sweat equity.

204 Weld Street, $434,900. Three bedrooms, 1.5 bath, 1400 sf colonial.  Located on busy Weld Street, this unassuming white side-entrance colonial has a new kitchen and cheerful colors.  The main floor features a half bath off the new kitchen, a living room, dining room and heated sun-room.  The best part is the expansive deck, with stairs down to a level yard.

Three bedrooms upstairs are simple and serve their purpose.  The house is bright, comfortable and clean.  Perfect for a young family who wants outdoor space.  For 1400 square feet, it’s a good choice if you are looking for a super-easy commute to the city.

120 Russett Road, $425,000.  Brick bungalow of about 1400 sf, 3 bedrooms and 2.5 baths.  It’s like a Cape and a Ranch had a love child.  Almost all the living space, including bedrooms, are on the first floor.  Walk directly into the dining room, which is completely open to the living room.  This large space is flooded with light from the many windows.  Kitchen is a bit awkward but also had good light and is easily tolerated with all white finishes.

The hall in the back of the home leads to two well sized bedrooms and a bathroom.  Walk downstairs to find a slightly musty finished basement.  With a little bit of work, this space will be much more usable.

From the main level you have stairs leading to the second floor.  There you find a large master suite, complete with skylights, generous  closets, and a private bath.

Located between Weld Street and Centre Street, you can easily walk to catch the train or get on the bus.  Walk to shops and restaurants.  It’s a quiet area populated mostly with single family homes and two family homes.  From 120 Russett you only have to walk 3 minutes to Hynes Field, one of the best hangouts for dogs, kids, and sports lovers.  It’s one of my regular hangouts.  See you there!

West Roxbury Homes Selling Fast

After a bit of a sleepy tour of some Brookline condos on Sunday afternoon, I headed to West Roxbury, where every house I visited was jam-packed.  It was a frenzy, with multiple offers on several properties.  Buyers grabbed homes on first open houses, as the number of colonials on pretty streets is too few to satisfy the market.

Expect a lively Fall market as West Roxbury homes for sale are in high demand.  Between the proximity to the City, the peace and quiet, and the aesthetics of the neighborhood, I’m not surprised.

Last year, between May – July, average market time was 80 days, down to 68 Spring of 2012.  The average price is about the same as last year.  What I find interesting is how many fewer price reductions we have.   May – July of 2011 had 68 listings reduce their price by at least once.  In the same period this year we saw 54 listings reducing price, and those reductions where smaller.  That’s a 20% drop in the number of listings reducing their prices.  Either the sellers are pricing their homes better, or the buyers are negotiating less.  Perhaps a combination of both.

In the chart below you’ll see the number of sold and pending sales for the past 26 months in West Roxbury.  Notice the huge jump in pending transactions.  These will close in the coming weeks.  This jump in transactions is a testament to the importance to anecdotal evidence from your well informed agent.  Pending sales do not show up in the sales statistics, but they are the best gauge of current marketing conditions.
